Step-by-Step Guidance
Confirm the Legal Authority to Sell
The Executor or Administrator must obtain a copy of the Will, if available, and a Certificate of Appointment of Estate Trustee, commonly known as probate, if required.
Secure the Property
Change locks if needed, notify insurance of the owner’s passing and confirm vacancy coverage, and cancel or update utilities and services.
Gather Necessary Documents
Collect the Death Certificate, Property Deed, tax information, mortgage details if applicable, utility and maintenance information, Will and probate documents.
Evaluate and Prepare
As your realtor, Melissa will conduct a Comparative Market Analysis, recommend repairs, cleaning, staging, or minor updates, and coordinate service providers if needed.
List the Property
Professional photography, signage, and marketing begin. The home is listed on the MLS and other platforms. Showings are coordinated, open houses conducted and feedback collected.
Review Offers and Close
Offers are presented with advice on conditions, timelines, and pricing. Once accepted, the lawyer reviews terms, coordinates closing, ensures title transfer, distributes proceeds, and meets estate reporting requirements.
